Adelina Bustamante

My name is Adelina Bustamante, an Arizona native and I love living in Phoenix.  I am also bilingual and speak Spanish. I have always enjoyed looking at homes and attending home tours.  This interest started when my sister and I were young and we accompanied our mother driving around looking at homes and various property sites.  As we drove around we all imagined living in a dream home or having a gorgeous yard. I decided to pursue this interest and become a realtor. I take pride in being hard working, dedicated and having a passion for real estate.  

My other interests include trying out new recipes, going to different restaurants and traveling with my family.  I also enjoy doing volunteer work as a medical interpreter at the Mission of Mercy. While I love all kinds of plants and gardens, gardening is either a hit or miss with me.

Which loan is best for me?

The answer to this varies from person to person. It is important the buyer and lender decide which loan is appropriate.  Most common are the Conventional Home Loan, FHA, and VA loan.   

Advantages of the Conventional loan include: Down payments as low as 3%;

No upfront or monthly mortgage insurance with a down payment of 20% or more; Available for the home you’ll live in, a second home or investment property;  Fixed and adjustable rates available with many loan lengths typically between 10 and 30 years; Unlike FHA, mortgage insurance is cancelable with 20% home equity; loan amounts up to $484,350 and more in high-cost counties

FHA loans offer: 3.5% down payment requirement; credit scores as low as 580 for the minimum down payment; down payment gifts can cover 100% of the down payment and closing costs; lenient income qualification.  

VA loans: buyers with eligible military service history can qualify for a 100% zero- down loan. Advantages are very low mortgage rates; 15-and 30-year fixed loans available; absolutely no down payment is required; no mortgage insurance; and very lenient about credit scores.
